Nashville Springtime Market Tip: Get It While It’s Hot!

Spring is upon us. The sun is shining down, the daffodils in my flowerbeds are about to burst from their buds and Nashville is buzzing with life.

Many of you have been asking me what the real estate market is going to look like this spring. While I don’t have a crystal ball, I do see some indicators leading me to believe that we are in for a good spring market. We have had 5 months of positive growth in Nashville home sales and it doesn’t show any signs of stopping which is great!

The extended and expanded tax credit for home buyers is in effect until April 30 (and I have not heard any buzz of extension) so that, combined with the warmer weather, has all the first-timers in overdrive trying to cash in and find that perfect house to call home.

Also, spring is the time when many medical residents get placed in Nashville hospitals, so we are beginning to see some activity there. If you have a condo or small house you’ve been wanting to sell near one of Nashville’s major teaching hospitals (i.e Vanderbilt) now is the time to list.

Lastly, every spring there is an increase in homes listed because families tend to want to move in the summer time while kids are out of school. It is the perfect time to move into a bigger house (there are some really great deals out there!) or change school zones so that the kids can start fresh in the fall.

All these factors, coupled with interest rates near all-time lows, spring is the best time to be in the real estate market! If you’ve been sitting on the sidelines wondering if now is the right time for you to make that move, my answer is undoubtably YES.

I’m thinking springtime in Nashville is lookin’ good!
